Correct format PDF for printer - black and spot colour

Sorry this is a bit of a vague question...

I am working on an 80 page book that is using one spot colour as a background and black only (greyscale images and black text). I have done a few books the same some time ago and the printer was happy with the PDF I produced, but this time I'm using a new printer and he doesn't like my file. The problem is I am not sure exactly what he does need. He says he wants a single PDF with just black and the spot colour in it, but if I produce a PDF with separations it isn't what he wants.

When I do separations I have noticed my greyscale images contain CYM and K. Is this right or do I need to do something to the images to make them use black only?

Any help appreciated.  I am using CorelDRAW X3.
